We usually reply within 1–2 hours with availability and pricing for your dates. We always try to offer great rates for direct bookings.

Yes — we ask for a minimum of 2 nights, all year round.

Longer stays are very welcome. Tell us your dates and we will come back with our best direct rate.

A 50% pre-payment is required to secure your direct booking.

While we do not offer free cancellation, we understand that plans change — we are flexible and happy to move your booking dates or transfer the reservation to someone else. Just get in touch and we will work it out together.

Check-in is from 15:00 and check-out is by 11:00.

If you need flexibility, let us know in advance and we will try to arrange it.

We welcome guests from early spring through golden autumn, roughly March to the end of October.

Each part of the season feels different: wildflowers and quiet beaches in spring, the fullest sunshine in July and August, and the warmest sea plus the olive harvest in September and October.

Absolutely. Each apartment comfortably sleeps 4 guests across two bedrooms. A sofa bed in the living room can occasionally accommodate up to 2 additional guests for an extra charge.

The garden is safe for children to play in, and the ground-floor apartments open directly onto the outdoor space.

Every apartment has a fully equipped kitchen with ceramic hob, hood, fridge, oven, and all the utensils, pots, and pans you need.

There is also a washing machine in each apartment.

Yes, both are included in every apartment. WiFi is high-speed and covers the whole property, including the garden and the rooftop terrace.

The air conditioning units use air ionisation. Each apartment also has a 45-inch TV, a Nespresso capsule machine and an in-apartment safe.

Yes — a travel cot and a high chair are available on request at no extra charge.

Let us know when you book and we will have them set up in your apartment before you arrive.

Yes, free private on-site parking is included with every apartment.

We strongly recommend renting a car to explore the island at your own pace.

Yes, Villa Zoi is pet-friendly. Your pets are welcome to enjoy the villa and gardens with you. Please let us know in advance so we can prepare.

Note that any damages caused by pets remain the guest's responsibility.

Quiet and green. Villa Zoi stands on a hillside above Psarou, surrounded by olive groves that are still farmed. The evenings are genuinely still — the loudest thing you will hear is cicadas, and on a clear night the rooftop is dark enough for stars.

Psarou is a village rather than a resort: a beach, a taverna by the shore, and neighbours who have worked these groves for generations. For a wider choice of restaurants, cafés and shops, Tsilivi and Alykes are a short drive along the coast, and Zakynthos Town — Venetian squares, good tavernas and the evening stroll along the waterfront — is about 25 minutes away.

It suits guests who want privacy, space and a calm base for exploring the island at their own pace. If you are looking for a resort with nightlife on the doorstep, we are honestly not the right choice.

No — Villa Zoi does not have a swimming pool. We are a small family villa set inside a working olive grove, and the space went to the garden, the rooftop terrace and the trees.

Psarou beach is a 10-minute walk or a 3-minute drive away, and the rooftop terrace has sun loungers with panoramic views over the olive groves and the Ionian Sea. If a pool is essential to your holiday, we would rather tell you now.

It depends on the apartment. The two ground-floor apartments, Olive Trees & Garden View 1 and 2, are step-free and open directly onto the garden.

Olive Trees & Sea View is on the upper floor and is reached by a flight of stairs. There is no lift, and the villa sits on a hillside.

Tell us about any mobility needs when you enquire and we will be honest about whether Villa Zoi will work for you.

Villa Zoi is about a 28-minute drive (16.7 km) from Zakynthos International Airport and about 25 minutes (13.6 km) from Zakynthos Port.

There is no public transport to the villa and taxis on the island are limited, so we strongly recommend a hire car. We are happy to help arrange one, and we send detailed driving directions before your arrival.

We highly recommend renting a car. Villa Zoi is set on the quiet hillside above Psarou beach, and having a car gives you the freedom to explore the island's best beaches, villages, and tavernas at your own pace.

The nearest beach is Psarou — a sandy, family-friendly beach with crystal-clear waters, just a 3-minute drive or 10-minute walk, with a cozy taverna right by the shore.

Alykes, another beautiful sandy beach, is about 15 minutes away, and in between you will find plenty of smaller beaches with stunning clear waters.

We provide a guide with our personal recommendations at check-in, and based on your preferences we are happy to share hidden gems to help you truly discover Zakynthos island's best-kept secrets.

Three options, depending on what you need. A mini-market is 5 minutes on foot (1 minute by car) for everyday essentials, a mid-sized supermarket is a 5-minute drive, and a large AB Vassilopoulos supermarket is about 17 minutes away for a full shop.

Every apartment has a fully equipped kitchen, so many guests do the big shop on the way from the airport. We also leave you extra virgin olive oil from our own grove.

The clifftop viewpoint over Navagio is about a 42-minute drive from Villa Zoi, and it is fully open.

Landing on the beach itself has been closed since a 2022 rockfall and remains closed through summer 2026. Boat trips still bring you into the bay right beneath the shipwreck, with departure points 26 to 46 minutes away by car. We are happy to arrange a trip and will confirm the current access rules with the operator before you go.
